What is real estate crowdlending?

Lending money to real estate, together and by contract

Real estate crowdlending is a form of collective investment in which a group of people lends money to a developer to finance the construction, renovation or acquisition of a property. In exchange, the developer repays the capital plus interest over a fixed term, backed by real guarantees on the underlying asset.

Unlike equity crowdfunding, in crowdlending you don't buy a share of the building: you sign a collective loan agreement. Ecazonis acts as the intermediary platform, evaluates every deal, publishes it in its marketplace and coordinates monthly repayments to investors.

How it works in Ecuador

Four steps, one clear contract

01. We list the deal

A local developer submits the project. Our committee verifies the title deed, municipal permits, the developer's RUC and the cash flow projections before listing the opportunity.

02. You invest from USD 250

Choose the project and the amount. You sign the collective loan agreement digitally through Uanataca, with full legal validity in Ecuador.

03. The project is funded and construction starts

Once the deal reaches 100% funding, the money is released to the developer through a bank escrow with Produbanco and the works begin.

04. You receive monthly interest

Capital and interest instalments are transferred every month to your Ecuadorian bank account until the agreed maturity of the loan.

Individuals and legal entities over 18 years old, holding an Ecuadorian ID, RUC or passport, and a bank account in their own name at an entity supervised by the Superintendency of Banks of Ecuador.

Investors pay no subscription fees. The developer pays a 1.5% origination fee and a 1% yearly management fee on the outstanding capital.
